  1. Open Air Properties, LLC is licensed in Georgia, EIN 93-4195823
  2. We complete a Due Diligence check and a thorough title search on every property, and can provide that to you if you ask. All of our properties have clear title.
  3. We have copies of the deeds demonstrating that the property is owned by Open Air Properties, LLC. This is also available on request.
  4. References available! We make every effort to give you an easy and positive purchase experience. We try not to bug them too much, but our clients who have purchased are generous about saying yes to references.
  • How does the purchase work?
    I explain it live here:
    When you make your downpayment using the link on the property, this triggers us to create a purchase contract and terms agreement. You can set the day of the month that you would like to deduct your payment.
    After you complete payments, we will write a deed for you to transfer the property into your name, and we will file it with the county recorder to make it official.

  • What if circumstances change and I cannot continue to pay monthly?
    No problem! If you give us notice that you would not like to continue payments, we will cancel the contract and promissory note and you can just walk away with no further obligation to pay. We will make the property available to someone else. If you have a short term problem and don’t want to walk away, please contact us. We will try to work with you within reason.

  • What if I find a property I like more on your website after I already have a contract for the first property?
    We offer even-exchange on a property, except for the document fee. Each time we write new documents we have to pay, so we ask you to do the same.

  • Can I buy more than one property at a time?
    Absolutely!
